The project is comprised of 7 new Units at 34 Azalea Avenue, Coffs Harbour. The development was approved under the Affordable Rental Housing SEPP, and includes 5 x 1 Bed dwellings and 2 x 2 Bed dwellings- 3 x dwellings are Universal/ Adaptable. All Universal dwellings are located at ground floor.

The local context of the subject site features single and two-storey developments including single storey detached dwelling houses, and multi-unit dwellings.

The 2 storey buildings are in keeping with the local streetscape scale and character, with new living areas and private open space facing north, and communal open space situated at the centre of the site. Car parking is located centrally to minimise visual impact from the street.

All dwelling designs incorporate the Design Objectives outlined in the Housing NSW Design Requirements V6 2010, and aim to engender a sense of home, accommodate a broad range of needs, be effciently planned, buildable and maintainable, promote comfort and security, and be environmentally, socially and economically sustainable.
